What is GTai?

GTai is the SaaS bot that answers questions about the Building Safety Act 2022. (87,500 words)

  • The act was born out of the Grenfell Tower disaster.
  • In short accountable person(s) are required to comply with the act.
  • Failure to comply results in unlimited fines and a 2 year prison sentence.
  • In scope are the Design Build and Operation of defined tall buildings
  • A Golden thread - digital trail of accountability legally has to run between these three stages of a building for its life (30 years plus)
  • The objective to make sure no one deviates from an approved design in the build or operating , maintenance of the building.
  • See the Act here
  • The problem for the construction industry is complying!
Challenges
  • Easy access to the acts contents and poignant information in it.
  • Digital systems that are not linked at each stage of Design , Build , Operation.

GTai

GTai Feeds the Expand Reality and SimplyVideo eco-system.

There is a natural product ladder. Data and fast information retrieval are at the core of Ai.

Smart Glasses will be needed in the construction field to query the Act and see the areas where compliance is crucial.

Health and Safety Inspectors have the power to inspect, and rule on compliance.

Below you see a simple illustrative product ladder:-

  • Step 1 SimplyVideo helps you retain hands free voice command operation of your smart glasses when collaborating, so that zoom in or zoom out functionality are still functional.
  • Step 2 Helps you connect to Teams and Google Meet the right way to your smart glasses. The wrong way disables smart glasses hands free voice commands and file sharing in Teams and Google Meet.
  • Step 3 GTai surfaces the answers to questions you ask your smart glasses about the Building Act 2022.
  • Step 4 SimplyVideo enables you to phone a friend or get a remote expert or inspector to "see what i see"
  • Step 5 Microsoft MESH is the 3D enterprise collaboration tool of the future which enables you to attend a meeting in 3D and walk the room.

The Building Safety Act - How the GTai SaaS product solves a huge Construction Industry problem and opportunity

landscape

Key to the Diagram

  • Orange Line at the Top - Building Safety Act intention
  • Black Lines - Top of diagram current disjointed Design / Construction / Operation of a building
  • Blue Lines - individual Architects, Builders, Landlord operators feed in Information on their projects to comply with the Build Safety Act (retrieval via AI)
  • Green Lines - GTAi - being updated by Project Specific "tagged documents,Images, videos etc" using APi's from the top Software providers in each build phase (currently disjointed)
  • Dark Blue Lines - GTai income / service lines that are freemium or chargeable

GTai Development plan 1st three stages (MVP1-3)

Start of GTai

How GTai evolves

Firstly GTai is a Bot to query the Building Safety Act

Builders Problems MVP2

  • However, Understanding the huge Act and its consequences is only the first challenge for Construction Industry compliance officers.
  • The next issue is they have disparate software systems they wish to feed information out of to demonstrate compliance

GMi have a substantial Grant Award income line they wish to use to build a V1 compliance tool, which will form CCai MVP2

Software Market Leaders MVP3

These all have data, images, video or text that they have ingested in their software as part of a project delivery that would be valuable to a building owner to demonstrate compliance to the Building Safety Act at Design,Build and Operating stage.

The plan is to select industry leaders, with large customer bases and :-

  • Understand the value added to their product by Use Cases that combine CCai data and Their slivers of data
  • Then Integrated to their API's
  • And Then offer them a referral income to introduce CCai to their customers
    • Adding Value to their software
    • And the customers solution
    • This represents a powerful Go To Market Model
  • Selecting the market leaders gets you traction but also pulls in the next tier of software vendors.
Software players - 2nd Tier MVP4
  • MVP4 has the same benefits as MVP3 with smaller incremental returns as your integrating to smaller vendors with smaller customer bases.
Some of those Software players are platforms and Multi Billion in Turnover, Autodesk and Trimble being two. They are likely exit acquirers.

Here the wearer is visualising the air conditioning units/systems in the roof of a building using Magic Leap smart glasses.

The Health and Safety Executive inspectors of the near future would walk the building checking it complied with the design asking questions like "show me the design Air conditioning design overlay in this building!" See video below.

The Next Stage is to ingest data from other GMi systems that they are currently using Power BI for to act as an Internal Tool

MVP 2

The data from these different software partners can be ingested into a larger CCai MVP2 to become an internal GMi "secret weapon" funded from the Grant Income to GMi - developed by the CCai team.

Table

MVP 3

This follows a more formal discussion with each of these partners after some research.

The partners need evaluating for:-

  • Data that adds value to a Third party construction company Use Case (ie one of the VFP, Fieldview, Openspace customers)
  • The size of their customer bases (for Go to Market Reach)
  • The speed of ingestion into the CCai tool, to ensure momentum.
  • The increased value to CCai, as an subscription tool.
  • ie create a Feature rich SaaS product capability ladder, MVP 1 £70 a month, MVP2 £490 a month, MVP3 £3,000 a month

GTai

MVP 4 - Global SaaS partners at Design, Build, Operate

Tell The Reader More

  • The same exercise then needs to take place with Global players at each stage of the design, build and operate journey.
  • Caution is needed here for three reasons:
    • They may have the ability to build the Ai tool in their platform (partial product)
    • They may decide to build it after a conversation
    • OR more likely buy CCai
  • Having had these conversations before we are wise the the need to research thoroughly Partners.

GTai

Just two of the global Partners

  • These partners have to be carefully selected and could well be part of an Exit Strategy
